5 Proven Home Improvements That Increase Property Value Before You Sell

February 17, 2026 By Erin Kennedy Leave a Comment

When you own your own home, you should be aiming to get as much value out of it as you possibly can. Even if you are not planning on selling in the near future, you never know what could happen in life. If you do find yourself having to sell unexpectedly, you will want to get the best price possible. For most people, a home is a work in progress at all times and these techniques will improve your property while you are living there, and if you eventually decide to sell.

A Basement or Attic Conversion

Converting your basement or attic into an extra bedroom is one of the most valuable things you can do to your property. Many buyers are looking for additional space, so even if you just do a fairly simple job, it shows potential for what can be done in the future. Extra space is pretty much the most valuable commodity you can have in your home, but often the attic or basement is overlooked. Investing some funds in it now can really pay off in the long-run.

Use Your Garden Space

If you are looking to sell your home, making the most of your outdoor space is a great way of adding value. This means making sure that everything is well maintained and making improvements where possible. If there are any disputes around boundaries or land use, it is worth getting them sorted with the right firm such as Taylor Law Group. One of the most popular improvements is to add some decking or a patio area as buyers are always looking for attractive outdoor space with a clearly defined seating area.

Spruce Up the Exterior

Not all value-adding techniques have to cost a huge amount of money, and simply adding some curb appeal to your property can make all the difference. You could start off by painting the front door and ensuring the porch area is neat and tidy, with some attractive plants displayed around the area. The value of a lick of paint cannot be overstated, so painting the entire exterior of your home is a great idea. Many people’s attention is drawn straight to the windows when they are inspecting a property, so replacing the frames or even entire windows is a good idea if they have become tired and worn-down.

Replace the Kitchen

There is no more valuable room in the house to spruce up than the kitchen. When potential buyers come round, they are usually looking at the amount of counter space that is available, the quality of the appliances and how modern it looks. Energy efficiency is also a key concern, and many modern appliances are built with this very much in mind. So if you are only going to redo one room, this is the one you should go for.

Open Up Living Space

Older houses tend to be very clearly defined with regards to the rooms. However, modern buyers are looking for open space so if there are any non-supporting walls that can be knocked down, this is something you should look at.
